What a retail build-out covers
A retail build-out prepares a leased space for selling: the sales floor, checkout, fitting rooms if you need them, stockroom and staff areas, and a restroom where the space requires one. Depending on what the landlord delivers, the scope runs from finishes and fixtures in a previously occupied store to full interior construction in an empty shell.
The pieces customers touch get the most attention: the cash wrap, display walls, shelving and counters. Those are millwork and countertop work, and we make both in our own shops.
How we run it
You have one contract and one point of contact. We handle the interior construction, coordinate licensed electricians, plumbers and mechanical contractors, and sequence fixture installation against the finishes.
Cash wraps, display fixtures and wall units come from our own millwork shop. Counter and service-area tops are templated, CNC-cut and installed by our own countertop fabrication crew. For the overall approach to leased space, see tenant build-outs.
Planning considerations
The opening date drives the schedule
Retail schedules are usually set by lease commencement or a planned opening, not by how long construction takes. Start the conversation with the date. Permit review, landlord drawing approval and fixture lead times are the usual pressure points, so we identify them early and build them into the plan instead of promising a date nobody has tested.
Landlord and shopping center rules
Centers and mixed-use buildings often set tenant criteria for storefront design, signage, construction barricades, delivery windows and hours for noisy work. Those rules shape both the schedule and the cost. Send them with your plans so the quote reflects them.
Fixtures, blocking and power
Wall-mounted displays need blocking inside the wall before drywall goes up. Lit displays and a cash wrap with a point-of-sale station need power and data in the right places. Confirming the fixture layout before framing avoids opening finished walls later.
Surfaces that take wear
Retail counters see constant abrasion from merchandise, bags and cleaning. Quartz and granite are both practical for cash wrap tops; our countertops section compares how each material holds up.
Permits and inspections
Interior alterations go through the local building department, and some jurisdictions add an occupancy sign-off for each new tenant. Permits and inspections are part of the plan from the first schedule.
What we need to quote
- Drawings, or the landlord's lease outline drawing with your layout
- Fixture plan and finish schedule, or your brand's design package
- The landlord's tenant criteria or construction manual
- Lease commencement and target opening dates

Common questions
Something we did not cover? Call (540) 305-0431 or send us the scope.
Can you work toward a fixed opening date?
Tell us the date at the start. We build the plan around it and point out early what could put it at risk, such as permit review, landlord drawing approval or long-lead fixtures. We will not commit to a date before we have seen the drawings, the landlord's requirements and the permit path.
Do you build custom display fixtures and cash wraps?
Yes. Cash wraps, display shelving, wall units and other built-in fixtures can be made in our own millwork shop to your drawings or your brand's fixture standards. If your company supplies its own fixtures, we plan the in-wall blocking and power they need and coordinate their installation.
Can you work in a shopping center with its own tenant rules?
Shopping centers usually publish tenant criteria or a construction manual: hours for noisy work, delivery windows, storefront barricade requirements and drawing approval. We price and schedule against those rules, so send them along with your plans.
Can you build to a national brand's design package?
Send the prototype drawings, finish schedule and fixture specs. We build millwork to the drawings, source the specified materials where they are available, and propose any substitution in writing before ordering, so the approval stays with you or your brand team.
